For many people, rent is their single largest expense every month. At PadMapper, we believe in empowering people before they make a decision as fundamental as where they choose to live. That’s why we publicize the current median asking prices for one and two bedroom apartments at the city level in Canada.
For our monthly rent reports, we aggregate data from hundreds of thousands of active listings to calculate median asking rents for around the top 25 cities by population. This data includes more listings than most other rental websites and is sourced through a combination of proprietary listings posted by brokers and landlords, using Zumper’s landlord tool, and renters, with the rooms for rent feature, and direct feeds we set up with the largest Canadian landlords. Since our team also verifies every listing posted directly to PadMapper, we are able to provide an extremely accurate set of inventory and ensure the best apartment search experience for users.
Additionally, our rental data includes new constructions and excludes listings that are no longer available / currently occupied. This is a different approach from what other providers calculate which may be adjusted to reflect what renters are currently paying rather than reflect the open market. Our reports are able to provide better coverage of national rental trends and give renters the best picture of what they should expect to pay if they were to rent today.
